The Design - Build Process

 

Free Design Consultation

We will gladly come to your home and listen to your ideas, needs and design concepts, discuss general prices, define a budget, explain the Design / Build process and explain how Royal Home Improvements will help you accomplish your desires.

Design Retainer

Upon signing a design retainer, we will take measurements and photos of your property, prepare fundamental sketches, and give you a detailed spreadsheet of your project.

Permit Drawing Retainer

Upon narrowing down a scope of work for the client, a full set of plans, side elevations, framing layout, a room finish schedule, an appliance and fixture schedule and specifications will be drafted. In addition, a construction contract proposal with the terms and conditions for the scope and cost of the work is provided.

Construction Contract

Anything that has been discussed between the designer and the client must be written, or else it will not be considered to be part of the agreement between the client and the contractor. Anything else that the client wishes to have done will be executed through a written change order to the contract.

Project Preparation

After a construction contract is ratified, the contractor will need four to twelve weeks to properly prepare for the project. This includes all material lists, subcontract agreements, construction schedule charts, job folders, placement of special orders to insure that they are in stock before construction begins, product selection by client in order to avoid delays, job costs budgets reviewed, material purchase shopping, utilities ordered, and personnel scheduled.

Pre - Construction Conference

Before the work commences, the client, project manager, and lead carpenter will meet to discuss and further clarify the scope of the project and make any final adjustments that may be necessary and to address any concerns. The construction work should commence soon after.

Construction Start

When everything has been properly prepared and while outside of your home the work can begin to be done in an expeditious manner. We will try to be considerate as possible, knowing that this interruption of your normal routine can be very difficult.

During Construction

We schedule weekly progress meetings with the client, project manager, and lead carpenter to discuss the progress of the project and address issues that may be of concern. We also leave a note pad at a designated place on the project for you to make notes and for us to leave notes so that communications are maintained.

Project Completion

We provide you with the warranty documents that are associated with your project.
